100% LOAN TO VALUE NON OWNER OCCUPIED MORTGAGE (Commonly called 0 down investor loans or rental property loans)

100% LTV investor loans and mortgages are extremely credit driven. It is possible to secure a 100% non-owner occupied loan with a 660 credit score. If you need a no income verification investor loan at 100%, you will need a 700 credit. It is best to do these types of loans as one loan , first lien only with no PMI for smaller loans sizes. For larger loans it is usually best to structure your 0 down loan as a first and 2nd lien. (in most cases a 70-80% first and 20-30% 2nd).

OTHER WAYS TO SECURE 100% LOANS OR 0 DOWN INVESTMENT PROPERTY LOANS

Using private or hard money is another way to buy fix up or rehab property with 0 down.
Note the difference between a mortgage and rehab loan.  Mortgages are long term solutions used for holding rental property.  0 down investor loans DO NOT  fund repair costs nor will they fund on property that is inferior , incomplete or has any structural damage.

The genious of using private money  is the ability to structure 100% loan to cost (loan proceeds include acquisition and repairs) If you then want to hold the property as a rental you then refinance the rehab loan into a long term mortgage after you have made repairs. Now you are financing typically no more than 75 -80% of market value and capturing a  much better interest rate and you have 25% equity the day your renter moves in.
